DeedScribe

For New York estate-planning attorneys

The deed, the transfer tax forms, the recording package. One pass.

Upload the last deed of record. DeedScribe extracts Schedule A, carries it character-perfect into a new deed, and fills the TP-584 and RP-5217 that go with it.

Counties of parcel search

Search the statewide assessment roll by owner, address, or tax map number and start a deed from the record. The five boroughs are outside the roll.

4

Documents per package

Outside the five boroughs: deed, TP-584, RP-5217, and the LLC member-disclosure addendum when an LLC is on either side of the transfer.

Retyped legal descriptions

Schedule A is extracted, cleaned, and diffed against the raw text so you can see nothing was altered before you sign off.

Recording rules follow the county, not the form

DeedScribe knows which package each clerk expects. Kings, Queens, Bronx and New York e-record through ACRIS and handle transfer tax online — deed only. Richmond records with its own County Clerk on the NYC forms. The 57 counties outside the city need the TP-584 and RP-5217 in the envelope.

Subscribers also get a recording guide for every county — the clerk's address, the fee schedule, the forms to enclose, and which e-recording vendors the clerk accepts.

New York City · 5 boroughs

Kings, Queens, Bronx and New York e-record through ACRIS, where the transfer tax is filed online. Richmond records with the Richmond County Clerk but still uses the NYC tax forms. DeedScribe drafts the deed; no upstate TP-584 or RP-5217 is generated inside the city.

County clerk · 57 counties

Mail-in, in-person, or e-recording-ready packages: the deed, the full transfer tax forms, and a clerk cover letter with a fee estimate keyed to the county.
